ORDINANCE NO. 85 -18
AN ORDINANCE AMENDING THE BOUNDARIES
OF THE NEIGHBORHOOD COMMERCIAL DISTRICT
ON TRACT "S" IN SUDDEN VALLEY.
WHEREAS, the Valley Investment Corporation has filed an
application requesting a modification to the boundaries of the
neighborhood commercial district located in Sudden Valley original
approved by the Whatcom County Planning Commission and Whatcom
County Council pursuant to Zone Map Amendment ZM 10 -83; and,
WHEREAS, the Planning Department has reviewed the request
and prepared a staff report dated February 13, 1985 wherein recom-
mendations for approval were made; and,
WHEREAS, all legal notices and public hearings were
held prior to that staff report being made; and,
WHEREAS, the subject site.is a 5 -acre portion of Area
"S" at Sudden Valley and is located adjacent and north of
the intersection of Sudden Valley Drive with Lake Whatcom
Boulevard and approximately 150 feet north of Lake Louise
Road; and,
WHEREAS, the proposed map change is not anticipated
to create any further appreciable impact on the environment
than the original amendment; and,
WHEREAS, the proposal does not appear to increase any
potential impact to the environment but would resolve a potential
circulation problem created by the original zone district
boundaries; and,
WHEREAS, the revised boundaries would allow for improved
access and improving grading design and drainage systems;
and,

WHEREAS, the Planning Commission, after fully reviewing
the matter, requests approval of this amendment; and,
WHEREAS, the County Council, after reviewing the staff
report of the Planning Commission agrees that the Planning Com-
mission's recommendation is the appropriate one;
NOW, THEREFORE, BE I.T ORDAINED that the Valley Invest-
ment Corporation's application requesting a modification to the
boundaries of the neighborhood commercial district located in
Sudden Valley originally approved by the Whatcom County Planning
Commission and Whatcom County Council pursuant to Zone Map Amendent
ZM 10 -83 shall be amended; and,
BE IT FURTHER ORDAINED that the five -acre tract which
is more specifically described in Exhibit "A" attached hereto and
incorporated by reference as if fully set forth herein, shall be
incorporated into the neighborhood commercial district zone boundar
which are established by the Zone Map Amendment ZM 10 -83. In all
other respects, the,conditions of the neighborhood zone district
as previously established shall remain in full force and effect.
